Short-term rental

Loans for Airbnb and short-term rentals.

A DSCR loan that counts what the property earns as a short-term rental, using AirDNA revenue data, instead of what it would rent for on a twelve-month lease.

How it works

Qualify on the income it actually makes.

A standard DSCR loan sizes off long-term market rent. For a vacation or short-term rental, that badly understates what the property earns, sometimes by half or more, and the deal fails a coverage test it should pass.

Short-term rental programs fix that by underwriting on short-term income. Instead of a twelve-month rent estimate, the lender uses AirDNA's revenue projections for the property and its market, which can run two to three times long-term rent.

Not every lender will do it, and the ones that do have their own rules about markets, property types, and how they read the data. Matching your property to the right one is the job.

Everything else works like a DSCR loan. No tax returns, closed in your entity, and qualified on the property rather than on you.

Is it the right loan

Who this fits, and who it doesn't.

Good fit

Properties built to rent by the night.

  • Vacation homes in established short-term rental markets
  • Properties where nightly income far exceeds long-term rent
  • Investors who already operate or plan to operate on Airbnb or VRBO
  • Mid-term furnished rentals, which some lenders also cover
Look elsewhere

Where it gets harder.

  • Markets or HOAs that restrict short-term rentals
  • A second home you plan to use as your own
  • Unusual property types with thin rental data

What we need

What a short-term rental file needs.

  • Property address and purchase price or payoff
  • AirDNA report, or we can run the numbers with you
  • Booking history, if the property already operates
  • Annual taxes, insurance, and HOA, with any rental restrictions
  • Entity documents and photo ID
  • Two months of bank statements

Questions

Short-term rental questions.

Can I get a DSCR loan on an Airbnb?
Yes. Some lenders qualify short-term rentals on short-term income instead of long-term market rent, which usually makes the coverage ratio work far better.
What is AirDNA and why does it matter?
AirDNA is a short-term rental data service that estimates a property's nightly rate, occupancy, and annual revenue. Lenders that do short-term rental loans use those projections in place of a long-term rent estimate.
Do I need a booking history?
Not always. A property that already operates can show its history, and a new purchase can qualify on AirDNA projections with the right lender.
Does the city or HOA matter?
Yes. If local rules or the HOA restrict short-term rentals, the income can't be counted. Tell us the market up front.
