How DSCR is calculated.
DSCR stands for debt service coverage ratio. It is the monthly rent divided by the full monthly payment: principal, interest, property taxes, insurance, and any HOA dues. A DSCR loan qualifies on that ratio instead of your personal income, so there are no W-2s or tax returns.
The bar is a ratio above 1.0, meaning the rent covers the payment. A 1.0 can sometimes be placed for a strong borrower. Below that, the fixes are more rent evidence, a smaller loan, or more down, and the calculator shows you how much of each.
An example
A single-family rental leases for $1,850 a month. The full payment, with principal, interest, taxes, and insurance, comes to $1,600.
$1,850 ÷ $1,600 = 1.16 DSCR. The rent covers the payment with room to spare, so the deal qualifies on the property alone.
Illustrative example only. Real terms depend on the lender, the property, and the borrower, and are not a commitment to lend.
