Every real estate professional we know runs into the same wall. The money is real, but it arrives in lumps. You close, you're flush, and then you spend four months waiting on the next contract while the bills keep their own schedule. Flippers feel it worst. Agents feel it too.
Originating investor loans changes that math. Investors don't buy once. They buy, refinance, pull cash out, and buy again, and they bring the people they invest with. Take care of a borrower on the first file and you've started an annuity, not a transaction. Do that thirty times and you have income that shows up on a regular rhythm instead of whenever the title company gets around to it.
And you keep investing. That's not something we tolerate, it's the point. The best loan officers here are the ones who still write their own offers, because they can tell a borrower what a rehab budget really costs and what a closing timeline actually needs to be.
