How to get a DSCR loan on an Airbnb or short-term rental.

A short-term rental can earn far more by the night than it would on a twelve-month lease, but a regular DSCR loan only sees the lease number. Short-term rental programs qualify the property on what it earns as an Airbnb or VRBO. Here is how they work and what trips them up.

Why a regular DSCR loan undersells an Airbnb

A standard DSCR loan sizes the loan off long-term market rent: what the property would rent for on a twelve-month lease. For a vacation or short-term rental, that badly understates what it earns, sometimes by half or more.

The result is a deal that fails a coverage test it should pass. The rent the lender sees does not cover the payment, even though the nightly income easily would.

How short-term rental loans qualify

Short-term rental programs underwrite on short-term income instead. In place of a long-term rent estimate, the lender uses AirDNA's revenue projections for the property and its market, which can run two to three times long-term rent.

Everything else works like a DSCR loan. The property's income has to cover the full payment, principal, interest, taxes, insurance, and any HOA, with a coverage ratio above 1.0. There are no W-2s or tax returns, credit minimums start around 660, and the loan closes in your LLC or corporation. The DSCR guide walks through the math.

What AirDNA is, and why lenders use it

AirDNA is a short-term rental data service. It estimates a property's nightly rate, occupancy, and annual revenue from the performance of comparable rentals in the same market.

Lenders that do short-term rental loans use those projections in place of a long-term rent estimate. Each lender reads the data its own way, so the same property can qualify differently from one lender to the next.

Booking history, or a new purchase

If the property already operates as a short-term rental, its booking history helps show what it earns. If you are buying a property to start renting by the night, you do not always need a history: a new purchase can qualify on AirDNA projections with the right lender.

Check the city and the HOA first

This is the deal killer. If local rules or the HOA restrict short-term rentals, the short-term income cannot be counted, and the loan falls back to long-term rent or does not work at all.

Tell us the market and any HOA up front, and gather any rental restrictions before you are under contract.

What lenders will and will not finance

Short-term rental loans fit vacation homes in established short-term rental markets, properties where nightly income far exceeds long-term rent, and investors who already operate, or plan to operate, on Airbnb or VRBO. Some lenders also cover mid-term furnished rentals.

It gets harder with unusual property types that have thin rental data. And a second home you plan to use yourself is not a fit: these are business-purpose loans for rental properties.

Why the lender match is the job

Not every DSCR lender will count short-term income, and the ones that do each have their own rules about markets, property types, and how they read the data. We confirm which lenders take short-term income in your market and how they will read your numbers before you spend money on an appraisal.

Why the income source changes the answer

A house would rent for $1,600 a month on a long-term lease. The full payment on the loan, with principal, interest, taxes, insurance, and HOA, comes to $2,200 a month. On long-term rent, that is a coverage ratio of about 0.73, and the deal fails.

AirDNA projects $48,000 a year as a short-term rental, $4,000 a month, two and a half times the long-term rent. Against the same $2,200 payment, that is about 1.82. Each lender reads the projection its own way, so the exact ratio depends on the lender, but the income source is what decides whether the deal works.

Illustrative example only. Real terms depend on the lender, the property, and the borrower, and are not a commitment to lend.

Questions

Common questions.

Can I get a DSCR loan on an Airbnb?
Yes. Some lenders qualify short-term rentals on short-term income instead of long-term market rent, which usually makes the coverage ratio work far better.
How much more can short-term income qualify for?
AirDNA revenue projections can run two to three times long-term rent. Each lender reads the data its own way, so how much of that counts depends on the lender.
Do I need a booking history?
Not always. A property that already operates can show its history, and a new purchase can qualify on AirDNA projections with the right lender.
Does the city or HOA matter?
Yes. If local rules or the HOA restrict short-term rentals, the income cannot be counted. Tell us the market up front.
Can I use it on a vacation home I also stay in?
No. A second home you plan to use as your own is not a fit. These are business-purpose loans on rental properties, closed in an LLC or corporation.
Do you finance mid-term furnished rentals?
Some lenders do. Tell us how the property rents and for how long, and we will match it to a lender that reads that income.
